Frequently asked questions

The questions guests ask most, answered plainly. Anything else, ask Andrew directly.

Is booking direct really cheaper than the platforms?

Yes. On VRBO and Booking.com, direct booking removes the guest service fee, which is typically 10 to 20 percent. Airbnb builds its commission into the nightly rate instead, so our direct rate is set below the Airbnb rate for the same dates. You can verify any set of dates yourself in another tab.

What is the parking situation at each home?

Foggy Bottom includes a free private off-street parking space (21 ft by 10 ft) with a ChargePoint Level 2 EV charger. Capitol Hill has permitted street parking: send your vehicle details before arrival and we register your car with the city at no charge, and street parking is then free for your stay.

What are check-in and check-out times?

Check-in is after 4:00 PM and check-out is by 11:00 AM at both homes. Entry is by keypad smart lock with a personalized code sent before arrival, so there is no key handoff.

Are pets allowed?

One dog of 50 pounds or less is welcome at either home for a $200 per-stay fee. No other pets, and no exceptions on weight, as this keeps the homes comfortable for guests with allergies.

What is the cancellation policy?

Full refund if you cancel 30 or more days before check-in. No refunds within 30 days of arrival. This is the same policy whether you book direct or on a platform.

Is there a minimum stay or age requirement?

Both homes have a three-night minimum. The primary renter must be 30 or older. No smoking and no events at either home.

How do the two homes differ?

Foggy Bottom has 2 bedrooms, sleeps 5, and includes private off-street parking with EV charging plus a printer and workspace, two blocks from GWU. Capitol Hill is a restored 1895 Victorian with 3 bedrooms, sleeps 6, a game room, and permitted street parking, five to six blocks from the U.S. Capitol.

Do the homes work for families with young children?

Yes. Both homes keep a Pack 'n Play, high chairs, a baby bath, safety gates, and cabinet locks available on request, along with children's books and toys. The guest twin beds convert to a king at both homes, so tell us your preferred setup before arrival.

Is the internet fast enough for remote work?

Both homes have gigabit (1 Gbps) Wi-Fi 6 and a dedicated desk. Foggy Bottom additionally has Ethernet and a Brother printer, scanner, and copier.

How do I reach the host?

Call or text (202) 810-4710, or use the contact page. You will be speaking with Andrew, the owner, not a management company.
