Most of our guests are families. About a third of our reviews mention children, grandparents or a family trip, and the pattern is familiar: a first visit to the capital, a graduation, a long weekend of museums, often with more than one generation along. Two to four nights, and a lot of walking.

Hotels in the city center are built for one or two people. A family of five usually means two rooms, no kitchen, and parking charged by the night. A whole home changes the shape of the trip: bedrooms with doors that close, breakfast before the museums open, laundry halfway through the week, and a patio for the grown-ups once the children are asleep.

Which home suits your family

Capitol Hill, for five or six, or three generations. A fully renovated 1895 Victorian with three bedrooms upstairs: a king suite with its own bathroom and walk-in shower, a second bedroom with two twins that convert to a king, and a third with a queen. Foggy Bottom, for up to five, and anyone arriving by car. Two bedrooms, each with its own full bathroom: a king suite, and a guest room with two twins that convert to a king. The living room has a king size sleeper sofa. Behind the house is a free private parking space with a Level 2 EV charger, which matters more than you might think after a long drive with children in the back. What is ready when you arrive

• For little ones, on request: a Pack 'n Play, high chairs, a baby bath and safety gates. Tell us before arrival and they will be set up.
• A real kitchen: fully equipped KitchenAid kitchen, dining for six, and coffee and pantry staples stocked.
• Laundry: a washer and dryer in the home, with supplies included.
• Sleep: blackout shades and premium linens in every bedroom.
• Outside: a private enclosed patio at both homes, seating for four and a five-burner gas grill.
• Groceries nearby: Whole Foods and Trader Joe's are three blocks from Foggy Bottom. On Capitol Hill, Whole Foods is at 6th and H.

A few honest notes

Both are rowhouses, so both have stairs, and the bedrooms are on the upper floor. If someone in your party finds stairs difficult, ask us before booking and we will talk it through.

Neither home needs a car once you are here. Foggy Bottom Metro is about five minutes from one home, Union Station about ten from the other, and most families walk far more than they expected. Yes. We have two private homes in Washington, DC, both set up for families. The Foggy Bottom home has two bedrooms and sleeps five. The Capitol Hill home, a fully renovated 1895 Victorian, has three bedrooms and sleeps six. Both have a full kitchen, a washer and dryer, a private enclosed patio, and a Pack 'n Play, high chairs, a baby bath and safety gates available on request.

What is the best area to stay in DC with kids?

It depends on your list. Foggy Bottom sits above the western end of the National Mall, near the memorials, the Kennedy Center and Georgetown, with a free private parking space. Capitol Hill is five to six blocks from the U.S. Capitol, a ten minute walk from Union Station, and one block from Stanton Park, with the Smithsonian museums at the eastern end of the Mall a walk past the Capitol. Both are quiet, residential streets.

Is a vacation rental better than a hotel for a family visiting DC?

For most families staying two to four nights, a whole home means separate bedrooms instead of adjoining rooms, a kitchen for breakfast and snacks, laundry, and somewhere to sit after the children are asleep.
